About Hyatt Hotels Management Corporation

Hyatt Hotels is one of the world's top operators of luxury hotels and resorts. The company has about 925 managed, franchised, and owned properties (around 226,000 rooms) in about 65 countries. Its core Hyatt Regency brand offers hospitality services targeted primarily to business travelers and leisure guests. The firm's hotel chains include the upscale, full service Hyatt, Grand Hyatt, and Andaz brands, as well as Park Hyatt (luxury) and Hyatt Place (select service). Hyatt also operates resorts under the names Hyatt Zilara and Hyatt Ziva. Domestic markets account for nearly 85% of total revenue.


Hyatt's worldwide hotel portfolio of some 915 full and select service hotels, including around 410 managed properties owned by third parties; another some 440 franchised properties; and nearly 30 owned and managed properties. The company's portfolio also includes about 15 vacation ownership properties and another some 35 branded residential apartments and nearly 40 condos that it services.

The company's full service hotel properties operate under a dozen brands, including Hyatt Regency, Grand Hyatt, Park Hyatt, Hyatt, Andaz, Hyatt Centric, and The Unbound Collection by Hyatt. It also operates wellness brands Miraval and Exhale, all-inclusive resort brands Hyatt Ziva and Hyatt Zilara, and select service brands Hyatt Place and Hyatt House. Hyatt Regency-branded properties account for about 40% of the company's total managed and franchised properties, followed by Hyatt Place (nearly 20%), Grand Hyatt (about 15%), and Hyatt House (about 5%).

Other managed and franchised properties account for about 50% of total sales, owned and leased hotels account for more than 35%, and managed and franchised fees are responsible for more than 10%.

Geographic Reach

Headquartered in Chicago, Hyatt has hotels all over the world.

In the US, it has locations in Austin, TX; Bensenville, Franklin Park, and Marion IL; Chandler and Scottsdale, AZ; Coral Gables, FL; Denver; Los Angeles; Moore, OK; New York; and San Francisco.

Outside of the US, Hyatt has properties in Europe (France, Germany, Italy, Netherlands, and the UK); the Middle East (Azerbaijan, Kyrgyz Republic); Latin America (Brazil); and Asia (India, China, Indonesia, Japan, and South Korea), as well as in Russia and Australia.

About 85% of revenues come from properties in the US, while the remaining some 15% of revenues come from international operations.

Sales and Marketing

Hyatt uses a sales team located in global and regional sales offices around the world. The company have nine global contact centers that service its global guest base 24 hours per day, seven days per week and provide reservation and other services in over 18 languages. While Hyatt continue to provide full reservation services via telephone through these global contact centers, they have made significant investments in internet booking capabilities on and mobile platforms.The hotel industry is highly competitive. Like all hospitality companies, Hyatt is dealing with internet intermediaries that charge fees to market its rooms through their services. Online booking disruption is one of the biggest challenges the large hotel companies face.

Financial Performance

Over the five-year period from 2015 to 2019, Hyatt's revenue dipped slightly from year-to-year, dropping to a low of $4.26 billion in 2016 and hitting a high of $5.0 billion in 2019. Net income rose or fell slightly from year-to-year during the same period, posting a low in 2015 ($124 million) and a high in 2018 ($769 million).

Hyatt's reported $5 billion in revenue for fiscal 2019, an increase of 12% or $566 million from the prior year. Owned and leased hotels revenues by non-comparable owned and leased hotels revenues related to transaction, while revenue increased in management, franchise, and other fees.

Hyatt's net income slightly fell by $3 million to reach $766 million from the prior year, due in part to an increase in direct and selling, general, and administrative expenses.

At the end of 2019, Hyatt had $1.1 billion in cash. Net cash from operations was $396 million in 2019, an increase of $55 million from 2018. Investing provided $858 million in 2019, while financing activities used $541 million.

Company Background

Hyatt's founder Jay Pritzker comes from one of Chicago's wealthiest families. Pritzker started the company when he purchased the Hyatt House motel adjacent to the Los Angeles International Airport in 1957. Over the following decade, Jay and his brother Donald Pritzker worked together to grow the company into a major North American hotel ownership and management company, Hyatt Corporation. In 1968, Hyatt International was formed to house non-US assets. In 2004, substantially all the hospitality assets owned by the Pritzker family, including Hyatt Corporation and Hyatt International, were consolidated under the name Global Hyatt Corporation. In 2009, the company completed an initial public offering in 2009 and Global Hyatt changed its name to Hyatt Hotels Corporation.
