Job Responsibilities
Finding clients. Matching buyers and sellers. Negotiating the contract. Arranging financing. Arranging repairs and inspections. Selecting and monitoring the escrow. Making sure all paper work is in order. Keeping stress reduced for all parties. Stageing properties if necessary. e mail to clients. Showing properties. Running open houses for clients. Coregraphting the marketing timing.
Job Requirements
Strategy was the best. Quality was excellent. Most popular classes were not impacted. Grading was tough but fair--no curves. Professors really care about students and helping after graduation. The workload was manageable but heavy.

Extremely stressful. 24/7 demands on your time.
Lifestyle
One must have lots of evenings and weekings to work. This is a swing shift job--not great for morning people.( noon to 9PM. all day Sat and Sun) I actually got ankle sprain from driving the car so much last year. Social events are fun ranging from Halloween to formal Christmas dinners. Dress code is professional only. Income is limited only by your own efficiency in dealing with contracts. The hardest thing is to limit the time you spend per client. You make no more money spending more time. You will live on your cell phone. E mail is mandatory. Income is very irregular. It is a good job if you have a primary source of income from something else.
Compensation
No salary. You pay desk rent and phone and e and marketing to your broker who get a split ranging from 50-90% of your income. Usually on a sliding scale. You are an independant contractor and pay all your own taxes and benefits. Some choose to incorporate.
Advice to Jobseekers
Recognize it is a swing shift and weekend job. No houses are shown before 9AM. All listings are done at night. It is very hard on relationships with a partner who has a day job. Great for lonely singles as you will be very busy. You do have some day flexibility. Adrenelin junkies will like it. Lots of stress.
