Job Responsibilities
The most important overall responsibility is that of the smooth day to day running of the building complex. All other duties would be seen as achieving the above statement. These duties would include looking after maintenance contract i.e. pricing of work, issuing order dockets for replacement needs and repairs, keeping to budgets worked out on yearly basis, over seeing of work done to a satisfactary and insurable standard. Another duty is the security of complex and car park facsillity. Also a good example of duties is as follows. Our clients leasing the complex are of different government departments, one of the departments on our third floor have requested the modernisation of the entire floor. As it is work being done for for the government the Office of Public Works (O.P.W.) take care of all official contracts. The contract is for 2.5 million euros and as such there is alot of liasing to be done between all parties, and being the people in the direct line of day to day runing we have extra duties to over see from health and safety, use of car parks for construction deliveries and workmen parking, the over seeing of more cleaning staff to help keep inconvienance for other clients using complex to a minimum. This are a few of the different problems that might arise on a daily basis, this also keeps the job fresh and interesting as no two days are the same. As you can see putting a time frame to any of the duties would be impossible, but you can count on around two hours of paperwork a day to keep on top of things.
Job Requirements
Although there are specific courses in different aspects of building management most people I work with came into this industry from other areas of work. The best training for this job is experience, as all builings have their own systems. Most people attend college after starting, but having some qualifications in business studies, heating systems or air conditioning is a deffinate advantage. Our company activly encourage college courses. There is alot of courses that would be benifical in a wide ranging job such as this so there is a lot to pick from but customer relations is a favourite as this is deffinately a job that requires good people skills.
Uppers
This job has many good points depending the type of person your are. I personally enjoy this job as it is wide ranging and differant on a daily basis. You are treated as professional even by people that you would consider above your normal station i.e government and finacial ministers who appreciate the job you are doing. I talk to many people on a friendly casual basis who on many occations are on their way to see heads of states of other countries. Not many jobs allow you to come into close contact with people that are responible for your countries finances then go on to see the face of a member of the public who's day you have just helped in some small way. It is a job that has balance
Downers
This section has a short answer. Apart from paper work which on the odd occation can be a bit tedious. For example the end of the financial year can be a bit hectic. Nothing for me would be concidered a downer!
Lifestyle
The lifestlye that comes with this job is excellent. Being in contact with such a wide range of people from all aspects of life and culture the social possibiltes are endless. Civil servants make up a large proportion of staff in the complex so there is always some event on the horrizon from retirements, charity events, birthdays, promotion parties and official functions to choose from. Apart from the social side of things there are many training courses aswell as college places to consider. Travel is not a big considerstion as Ireland is a small country but on occation a weekend course in the country side or the U.K does arise. Hours of work are normally business hours but as this building requires around the clock supervision I like to work some night shifts, to do my fair share and it can be nice to have a few days away from the hustle and bustle of things to catch up on paperwork and some peace and quiet. My dress code is taylor made trousers and blazer not that i'm complaining.
Compensation
Salary for my job is paid monthly into your bank account. By far the best method of payment. Pay scales from 35000 euros to 60000 euros depending on service, position and level of qualifications gained. 24 dys paid holidays is the norm with six months full sick pay. company has a pension plan and a health plan if requested. Christmas bonuses are usaul also there is a percentage share if yearly budgets are meet, but these are not a set percentage and change year to year.
Advice to Jobseekers
This I would consider a job type with a future, especially as architects create more and more excellent building designs the need for more people to run, maintain and over see opperations will be required. Buildings may become more automated but someone needs to be on site for overall accoutabilty. Also as this is a "peoples" industry you will never in my opinion be able to take the people away from it. If you enjoy being engaged on many levels and enjoy interacting with all types of people on a friendly and helpful level while having behind the scenes responsibilities I would suggest this as job to consider.
