AS STATED PREVIOUSLY, I AM NOW RETIRED. I WORKED AS "SECTION 8 CO-ORDINATOR" AND THOROUGHLY ENJOYED MY JOB. MY RESPONSIBILITY WAS MAKING SURE WE HAD ALL NECESSARY INFORMATION AND DOCUMENTS FROM APPLICANT TO DETERMINE ELIGIBILITY UNDER HUD REGULATIONS TO RECEIVE RENTAL ASSISTANCE; THIRD-PARTY VERIFIED ALL INFORMATION, APPLICATIONS; APPROVED OR TURNED DOWN APPLICANTS.ISSUED VOUCHERS TO ELIGIBLE INDIVIDUALS;INSPECTED UNIT APPLICANT WANTED TO RENT WANTED;MADE SURE COULD AFFORD.IF UNIT DID NOT MEET HQS STANDARDS,CONTACTED LANDLORD WITH LIST OF ITEMS TO CORRECT TO MEET STANDARDS. ONCE CORRECTED, INSPECTED ONCE AGAIN, CONTACTED APPLICANT; SIGNED NECESSARY CONTRACTS, ETC. WITH APPLICANT AND LANDLORD. MADE SURE APPLICANT AND LANDLORD KNEW WHAT THEIR RESPONSIBILITIES WERE;ADVISED HOW OUR PORTION OF RENTAL ASSISTANCE WOULD BE HANDLED;HOW TENANT WOULD PAY. DID ANNUAL RE- EXAMINATIONS TO DETERMINE IF APPLICANT STILL ELIGIBLE; DID ANNUAL RE-INSPECTIONS TO DETERMINE IF UNIT STILL MET STANDARDS; THIS REQUIRED SAME DUTIES AS ON INITIAL MOVE-IN. MADE NECESSARY CHANGES ON RENTAL ASSISTANCE WHEN NECESSARY; THIS COULD HAVE BEEN DURING THE YEAR LEASE OR AT RE-EXAM. HELPED TENANTS AND/OR LANDLORDS SOLVE PROBLEMS, IF ANY. SENT CHECKS TO LANDLORD AND/OR TENANTS FIRST OF EACH MONTH. REPORTED CHANGES, ETC. ON APPLIED TENANTS TO HUD END OF EACH MONTH. IF TENANT WISHED TO MOVE TO ANOTHER CITY, ISSUED TENANT A VOUCHER, CONTACTED HOUSING AUTHORITY THE TENANT WISHED TO MOVE TO, IF THEY COULD NOT ABSORB THE VOUCHER AND PAY PORTION OF RENT THEMSELVES, PAID HOUSING AUTHORITY TO WHICH MOVED AMOUNT DETERMINED BY THEM EACH MONTH. BALANCED BOOKS AT END OF EACH MONTH, REQUESTED MONIES QUARTERLY FROM HUD TO COVER RENTAL ASSISTANCE PAYMENTS; MADE SURE MONIES WERE IN OUR CHECKING ACCOUNT BEFORE SENDING CHECKS TO LANDLORDS AND TENANTS EACH MONTH. DISCONTINUED RENTAL ASSISTANCE WHEN NECESSARY DUE TO FRAUD OR OTHER REGULATIONS; IN ORDER TO DISCONTUE ASSISTANCE, ACTUAL PROOF BY VERIFICATION OR WITNESSES REQUIRED. SAT IN ON INFORMAL HEARINGS BY TENANT WITH EXECUTIVE DIRECTOR. IF NECESSARY, WENT TO COURT WITH CASE. MET WITH TENANTS WHENEVER NECESSARY AT THEIR OR MY REQUEST. COMMUNICATION BY TELEPHONE WITH TENANTS, LANDLORDS, EMPLOYERS, PREVIOUS LANDLORDS, ETC. WHEN NECESSARY. DID ON THE SPOT INSPECTIONS OF UNITS IF REQUESTED BY LANDLORD. ATTENDED MEETING HELD BY HUD AND OTHER ORGANIZATIONS. RESPONSIBLE FOR INTERPRETING HUD REGULATIONS AND MAKING SURE THEY WERE IN EFFECT. THERE IN NO WAY I CAN TELL YOU HOW MUCH TIME SPENT ON SPECIFIC RESPONSIBILITIES. THIS WAS A VERY INTERESTING POSITION WITH NEVER A DULL MOMENT. IF YOU NEED FURTHER INFORMATION WILL TRY TO HELP YOU.
Job Requirements
POSITION HELD REQUIRED, FIRST OF ALL, LOVE FOR AND TO WORK. A HIGH SCHOOL DIPLOMA REQUIRED; HOWEVER, MUST HAVE A LOT OF COMMON SENSE. EVEN THOUGH YOU HAD TO FOLLOW HUD REGULATIONS, YOU WERE REQUIRED TO BE ABLE TO MAKE A DECISION ON YOUR OWN. EVERYTHING IS NOT ALWAYS BLACK OR WHITE. VERY HEAVY WORKLOAD, MUST HAVE GOOD PERSONALITY, ABILITY TO WORK WITH ALL TYPES OF PEOPLE, BLUE COLLAR AND WHITE COLLAR. MUST BE DIPLOMATIC; HOLD YOUR TONGUE AT TIMES AND NOT GET STRESSED OUT. MUST BE ABLE TO WORK WITH COMPUTER, BE GOOD WITH FIGURES, ABLE TO OBTAIN INFORMATION FROM THOSE NECESSARY WITHOUT BEING DEMANDING. MUST BE ABLE TO ABSORB INFORMATION FROM WORKSHOPS ATTENDED AS THEY ARE NOT ONE-ON-ONE. MUST BE WILLING TO SPEAK UP WHEN NECESSARY, ASK QUESTIONS, GET CLEAR UNDERSTANDING OF PROCEDURES IN ORDER TO IMPLEMENT. MUST BE DETAILED MINDED, THOROUGH, MAKING SURE ALL INFORMATION CORRECT. A LOT CAN BE LEARNED BY OBSERVING. IT IS MY OPINION, PERSON MUST WANT TO WORK; NOT JUST GO TO WORK TO GET A PAYCHECK. MUST LOVE THE JOB AND PEOPLE. PUT 100% OR MORE INTO THEIR WORK.

HAVING THE FEELING THAT YOU ARE/HAVE HELPED SOMEONE WHO IS DESPERATE, DOWN ON THEIR LUCK, OR FOR OTHER REASONS. BEING GIVEN RESPONSIBILITY TO GET THE WORK DONE YOURSELF. HAVING CONTACT WITH PEOPLE; MAKING A LOT OF FRIENDS EVEN THOUGH THEY KNOW THEY MUST ABIDE BY THE RULES. HAVING GOOD BENEFITS, INSURANCE, RETIREMENT, ETC.
Downers
REALLY DON'T HAVE ANY DOWNERS. IF SOMEONE WANTS TO WORK AND LOVES TO WORK THERE ARE NO DOWNERS. IF EMPLOYEE IS THERE JUST TO GET PAID, IT WILL NOT WORK. I THOROUGHLY ENJOYED EVERYTHING I DID. WOULD DO IT AGAIN IF I COULD. AM NOT ABLE TO PHYSICALLY DO WHAT I HAVE DONE IN THE PAST. REALLY MISS IT.
Lifestyle
HOURS WERE FROM 8:00 A.M. UNTIL 5:00 P.M. INCOME SALARIED; NO OVERTIME, COULD GET COMP TIME. ATTENDED WORKSHOPS QUITE OFTEN REQUISING THAT YOU BE OUT OF OFFICE AT TIMES 2 TO 3 DAYS. MAJORITY OF TIME TRAVELED USING COMPANY AUTOMOBILE, WITH EXPENSES PAID. SOME OF THE MEETING HAD HOSPITALITY ROOMS AND DINNERS. COMPANY SOCIAL EVENTS COVERED COOK-OUTS, CHRISTMAS DINNERS, AND JUST ALL EMPLOYEES GOING TO LUNCH TOGETHER. DRESS CODE WAS BUSINESS MONDAY THROUGH THURSDAY, FRIDAY CASUAL. AS LONG AS THE EMPLOYEE DOES THEIR WORK NO ONE BOTHERS THEM. EXECUTIVE DIRECTOR ALWAYS WILLING TO ANSWER QUESTIONS, SEND TO PROPER WORKSHOPS IF NECESSARY. OTHER EMPLOYEES WILLING TO HELP IS NECESSARY. CASUAL ENVIROMENT; MUST BE PROFESSIONAL, BUT INCLUDES HAVING FUN.
Compensation
SALARIED POSITION; EVALUATION EVERY YEAR. IF EARNED, THE PAY IS VERY GOOD, VESTED AFTER FIVE YEARS, RETIREMENT WITH STATE IF EMPLOYEE ELECTS TO PARTICIPATE, 401K IF EMPLOYEE ELECTS TO PARTICIPATE. MEDICAL AND DENTAL BENEFITS IF EMPLOYEE ELECTS TO PARTICIPATE. LIFE INSURANCE EQUIVALENT TO ONE YEARS SALARY IF EMPLOYEE UNTIL RETIREMENT. ASSUME ALL OF THE ABOVE WILL CONTINUE; HOWEVER, AS YOU KNOW, ANYTHING IS SUBJECT TO CHANGE.
Advice to Jobseekers
PERSON SEEKING THIS POSITION MUST WANT TO WORK; BE WILLING TO LEARN NEW THINGS, BE GOOD WITH PEOPLE. I KNOW THERE HAVE BEEN SOME CUTS IN FUNDING; HOWEVER, SINCE THIS IS GOVERNMENT FUNDING, IT CHANGES WITH ADMINISTRATION. ONE PARTY MAY WANT TO GIVE MORE ASSISTANCE THROUGH HUD THAN ANOTHER PARTY. PERSONALLY, I DON'T THINK THERE IS GOING TO BE MANY CHANGES IN THE FUTURE. THERE ARE ALWAYS GOING TO BE PEOPLE WHO NEED HELP AND THERE WILL ALWAYS BE A NEED FOR THE GOVERNMENT TO BE INVOLVED.
