Job Responsibilities
In my current position as a Licensed Salesperson, my major responsibilities include acquiring new clients, managing current clients, and putting together deals. Basically I need to be reachable ALL the time! You are basically building your own business with Coldwell Banker as your sponsor.
Job Requirements
To get into the Real Estate Business is fairly simple and easy. You only have to be 18 years of age in New York State and have taken a 45 hour course. After the course you must pass the school test and the state test. After this, to activate your license, you must have a broker sponsor you. And that's that. There are continuing education requirements of 22.5 hours every two years. If you want to expand your knowledge of Real Estate, there are always classes given by different MLS sponsors for your continuing ed or just to learn.
Uppers
The absolute best part about my job is that I am my own boss. I make my own schudule and I essentially run my own business. You get to meet lots of people and find the satisfaction in trying your best to make your clients happy in a major life decision!
Downers
The only bad part about this job is that it is commission only. AND ITS HARD! Before you get into this field you must have a big stash hidden for a rainy day or a great support system, such as a husband. But once you get rolling and create enough base for yourself, you should be able to maintain a pretty lucrative lifestyle on commission only.
Lifestyle
The lifestlye of this job is whatever you want to make it. You get out what you put in. The work hours are discussed between you and your client. There is no business travel out of state, pretty much only in the territory that you service. There are many different types of socil events industry wide, not such much inner office. The dress code is one that is professional and presents you and the company in a great way! Tremendous diversity!!!
Compensation
You get a certain percentage off of the total amount the house sold for. THATS IT! Sometimes to sell a house faster, the owner will say that there is a bonus for agents who sell it first or by so and so date. The more houses you sell the more percentage you make off the top.
Advice to Jobseekers
I would advise newcomers to be patient but WORK HARD! You get nowhere by sitting in the office and waiting for the leads to come in. You have to push it in this field, go the extra mile. I also recommend that you take as many classes in continuing ed as possible. Even if you exceed the necessary 22.5 hours. The 45 hour course is A LOT of information crammed, so it is nice to have a consistent refresher.
