top 25 seems reasonable, but nowadays it can be a tough sell getting any type of out.
the 'kick-in' probably depends on what shows you anchor. if you're the main anchor, probably longer than you'd like.
it would be very unlikely that a) you'd be allowed to leave during a ratings' period or b) a station would hire you during that time.

Speaking as a former ND, you need to hire an attorney. Please don't try to negotiate these type of things on your own. You won't get the language correct and are setting yourself up for problems.
Spend a few hundred bucks, consider it an investment in your future.
Top 25 or 30 market "outs" are indeed possible. Agreed that your station's ownership is more likely to give you more leeway on "outs" depending on how you currently rank as an anchor...and the power of your attorney.
A specific city "out" is also likely. However, that really narrows your future to write in--"LA market out" only.
Expect a traditional 30 day notice for most contracted positions. Don't expect to bolt during sweeps. Some contracts prevent you from leaving the week PRIOR to sweeps too.
Bottom line: Get an attorney, do it right. Protect your own rights. The station is only looking out for its rights in contract negotiations.
