First off, thanks for all the great comments. It is always interesting to hear views from others that have been in this situation. We are not kids, had our children late and are in our late 40s closing in on 50. We are not California natives but have simply lived here longer than anywhere else in our adult lves. Also, when I said north of LA I'm talking Ventura County, not LA county. However, the living cost are still astronomical anyway you cut it. As for one comment on taxes, if with Prop 13 when you figure $600k for a starter home your property tax bill will be $6k which is an extra $500 per month. Not exactly chump change. |

Just north of gangsta?? ridden San Fernando Valley, Santa Clarita is just 25 mile north of downtown LA. It??s on the FBI??s top 10 list for safest American city under 200,000 to live. Santa Clarita is the best home value in LA County. I know.. we live here!
I??m a freelance vo talent who move to sunny So-Cal 21/2 years ago from Houston with no intention to buy due to sticker shock. However, with creative financing and 0 down (closing cost of $4500) we moved into our new home in the hills. We did all this 6 months after we set up business here. Our mortgage is $2000 on a 30 yr. Sure most of it is interest, but that??s the beauty of the whole thing! I get to write it off! 383,000 got us 4 bedrooms 21/2 baths and a decent back yard. If I get an itch for more space I hike the hills and riverbed. . You mention you have kids.. we have excellent schools out here. Sorry if I sound like a spokesperson for the Chamber of Commerce. It's just a great place to raise a family!
I agree housing cost is outrageous out here, but there is sooo much free stuff to do out here!

Talk to a banker or real estate agent out here.
Good luck!
